THE CHALLENGE
Leopardo desired a full-service partner to assist in the tracking and compliance of thousands of sub-contractor certificates of insurance and endorsements annually. The need for proper transfer of risk is paramount in a fast-paced environment such as Construction. Leopardo needed the solution to be implemented in a manner that complimented their internal project management team and processes. With projects in different verticals and different states, the complexity of creating, maintaining and monitoring the requirements of sub-contractors and their submissions of COIs and endorsements is a burdensome endeavor. Refining the processes, the sub-contractor requirements, and means and methods of communication were critical to the development and success of the program.
THE OUTCOME
RiskPartner and Leopardo partnered together using the RiskPartner Certificate of Insurance and Compliance Management tool and services. A standard operating procedure (SOP) was put in place for the processing of certificates and endorsements for new projects, current projects, rush projects and completed projects. Interfaces were developed between the RiskPartner program and internal Leopardo project management software so that all parties could see pertinent data in real-time. Using both our out-bound calling service, as well as, our automated email notifications, the RiskPartner teamwork sub-contractor submissions daily. Working together, RiskPartner and Leopardo can view dashboards related to sub-contractor and/or project compliance numbers so that proper decisions can be made regarding sub-contractor status which in turn effects project timeliness and completion dates.

As the new processes and communication methods took hold, Leopardo has seen outstanding results in the partnership with RiskPartner. Four main areas of success are:
1. Increase in the accuracy of the COI compliance review.
2. Increase in the communication process between sub-contractors and Leopardo’s project management assistants.
3. Streamlined the process of subcontractor COI submission and review of all pertinent compliance documents.
4. Effective understanding of the “rush” projects process. These projects are typically quick tenant improvement projects that do not allow for the normal processing schedule and need almost instantaneous results.
